PLANNING PERMISSION

The site benefits from Full Planning Permission granted for a 16,000 bird free range egg production unit. In addition there is permission for a temporary home to be sited on the land. Subject to the successful execution of this enterprise it is usually a formality for this permission to be extended to permit the erection of a full residence. Bowler’s have never failed to convert a mobile home permission to planning permission for a permanent dwelling however there is no guarantee that this will happen in this instance.

THE BUSINESS

No previous experience is necessary to run this proposed business as full training and ongoing support can be provided by Bowlers, together with a long-term guarantee to purchase all eggs produced.


BACKGROUND INFORMATION

The land is owned by Jenny Ford, who is the HR Manager at Bowlers. She has worked for the company for 8 years and her partner, who is a Bowler free range egg producer near our head offices in Derbyshire, currently has a 12,000 free range unit with plans to also build a second shed later this year.

Jenny purchased the land in 2009 and applied for planning permission for a 16,000 free range unit and mobile home. Her original intention was to develop the site and appoint a manager to run it on her behalf.

Anyone visiting the site will see immediately why Jenny fell in love with it – it’s a near perfect site for a free range unit – with views across to the sea in the distance, three gently sloping fields, good road frontage and access and services nearby to connect to.

However plans change and with a new shed imminent at their Derby site, together with the logistics of over-seeing a site in Devon from such a distance, Jenny is re-considering her options.

This would provide an excellent opportunity for someone with no land, or someone with restricted finances, to be able to enter into free range egg production under the Bowler umbrella.

PARTNERSHIP OPTION

A partnership is available and various options can be discussed from either someone putting in all the capital required outright or putting in the minimum required and borrowing the maximum.

A rough idea of the costs involved is given below – please note these figures are an illustration only and do not represent accurate costings:

• The development cost is likely to be £600,000 plus an overdraft will be needed of £50,000 so an approximate valuation of the total developed farm is £900,000 including the land value.

• We would be looking to raise a loan from the banks of £450,000, which includes the overdraft

• A partner could invest from £225,000 to £450,000 and the investor and Jenny would then own shares appropriate to their investment.

• The investor would live on site and run the unit on a daily basis and be paid £2 per bird (£32,000 per flock) as a Management Fee. Any additional labour required to run the site would be paid for out of this management fee.

All agreements etc can be drawn up by Bowlers and the project has full support from John Bowler so the full Bowler package of support and guidance every step of the way is available for interested parties.
